Legal Description: All of Section 13, Township 147 North, Range 74 West. Subject to Buyer honoring rental agreement for 2010 season. This land is being sold subject to a US Fish & Wildlife easement that prohibits leveling, draining or filling wetlands and limits burning to once every 3 years. This does not interfere with agricultural use.

Location: From the Junctions of Hwys. 3 and 200 at Hurdsfield, travel north 8 miles to 10th St. NE, then west 5 miles to the NE corner of the land. -  or   - From Goodrich, ND on Hwy. 200, travel north 1/2 mile where Hwy. 200 curves to the west. Continue north at the curve, on 29th Ave. NE. Travel north for 3 miles and turn E on 8th St. NE. Travel 2 miles then turn north on 22nd Ave. NE. Travel north one mile then east 1 mile to the SW corner of the property. (see map)

Income: Farmland is leased at $38/acre or $15,960. thru 2010 with renewable agreement for 420 tillable acres, or you can farm it yourself. Crop history was '07 Wheat, '08 Barley, '09 Beans, '10 Wheat. Rotated to every 3rd year. Pasture can be rented for $2,100./year or $14/acre. PLOTS offers $1,423. additional income. Sellers said the PLOTS contract will be renewed for 2 years, but can be cancelled upon change of ownership if new owner prefers not to have it. Total annual income is $19,483. for 2010, and can be higher in 2011 if owner chooses to continue leases.

Soils: Mostly Class III Barnes Buse Loam w/6-9% slope giving it an average PI of 59. Nice Buse Barnes loams but 9-15% slope lowers PI to 43. 71 acres w/same soil and 3-6% slope has 81 PI. These very deep, gently rolling, well drained soils are on till plains. Typically, the Barnes soil has a surface layer of black loam about 5 inches thick.

Acreage Breakdown: 430 acres Tillable, 36.2 acres Hayland, 143 acres Grazing, 35.3 acres wetland and other.

Bases & Yields: Wheat 126.2 base acres at 28 direct yield. Oats 1.1 base acres at 44 direct yield. Flax 2.6 base acres at 21 direct yield. Corn 2.4 base acres at 43 direct yield. Sunflowers 99.4 base acres at 782 direct yield. Barley 188.4 acres at 40 direct yield.

Improvements:
   
4" submersible well 150 ft. deep w/220V. Water turns on at the pole. It is about 10 years old, but hasn't been used because the water in the pothole has been enough. Sellers check the well every year and run it to make sure it still works well. Well is on the N side of the NE1/4 towards center.
    The pasture with the waterhole has a new fence on the east, west and north. Seller has installed $16,000. worth of fences with  in fences for this spring.
    Seller says that the pasture and slough can be burned every 3 years, but with the new PLOTS contract, the burn will be handled by USF&W and it will be a controlled burn at their expense.

Real Estate Taxes: Taxes for 2009 were $2.34/acre

Sellers Asking: $480,000. or $750/acre
