Water sources:
   
House is on Rural Water Membership with a well option. Barnyard and yard is on well SE of the barns. There is a hydrant by the old storage shop, in the heated shop, and fountain in the corral. The hydrant in the barn is off because it needs a minor repair on the NW corner of the well where it's cracked. The well is about 20' deep and had a new pressure system installed in 2008.

4 Bedroom Two Story Home:
   
The updated farm home has a master bedroom and full bath w/whirlpool tub on the main level and 3 more nicely decorated bedrooms & an office area with painted pine floors on the upper level. It has a newly added recreation room upon entry, a family room with a woodburning fireplace, a formal living room w/new neutral carpet, a country kitchen updated in '05 with dining area, and a main floor laundry room. The basement has a 2nd bathroom, the utilties, canning room and storage area. The exterior has steel siding, original combination wood windows, and new roofing shingles in 2001. It runs on either Rural Water or well. There are 3 heat sources - a new fuel oil furnace w/Humidistat and electric air filter, electric heat and the woodburning fireplace. It is cooled with central air conditioning.
    Appliances include a refrigerator, built-in microwave & dishwasher, and a flat top oven/range in the kitchen. There is also a buzzer from the house to the heated shop. The basement includes the freezer, fridge & fuel oil tank. Fuel Oil tank outside is also included.

NOTE: A creek runs through the dense trees to the north of the house. The horses will drink from the creek until is stops flowing and then they come up to the waterer. Seller says if there is a wet spring and the creek overflows, it flows to the north out into the pasture. The house sits on a higher grade and it has never flowed towards the house and outbuildings.
    The corrals are in very good shape and the grass has not been overgrazed. Seller says the trees will need to be thinned and cleaned up of old trees. Farm ground is rented on an annual agreement. Seller also said that the water will come right up to the county road during real wet years in two areas, but have not restricted access.

Utilties: Average electricity on entire sight run about $187/month. Backup fuel is about 300 gal/year. Rural Water runs about $35/month.

Real Estate Taxes: Avg. $1,065. in 2009 for non-ag taxes w/5% disc. for payment by Feb 15th.
