Legal Description:
E1/2 Section 3, Township 161 North, Range 81 South (less the 10 acre farmstead). N1/2 Section 22, Township 160 North, Range 81 West. Sale subject to Buyer honoring CRP contract.

Location: To get to the north parcel 310 acres in Section 3; from Maxbass, North Dakota, travel east on paved road 1-1/2 miles to the northwest corner of the north parcel legally described as the E1/2 of Section 3. (10 acre farmstead is not included.) Follow the paved road 1/2 mile to the northeast corner of the property. Travel south on gravel road 1 mile to the southeast corner of Section 3. The land that borders the south side of  Section 3 is owned by Fish & Wildlife Dept. See map.
To get to the south parcel 320 acres in Section 22; from Maxbass, travel south on a gravel road 3 miles, and east on a prairie trail for 1 mile, to the northwest corner of Section 22. For easier access, travel south of Maxbass for 4 miles, and 2 miles east on a gravel road, then 1/2 mile north on a prairie trail through a canopy of trees to the southeast corner of the property located in the N1/2 of Section 22. Income: This land has been enrolled in a new Conservation Reserve Program contract that runs from 10-01-07 thru 2022. There have been no payments received on this property to date on the new contract.
NW1/4 Section 22-160-81 is earning $31.06/ac on 159.6 tillable acres for an annual earning of $4,962.
NE1/4 Section 22-160-81 is earning $31.96/ac on 157.2 tillable acres for an annual earning of $5,024.
