The state-of-the-art 40'X52' insulated and heated shop was built in 1998. It is all cemented with 14' high doors, floor drain, pit, water hydrant, and more. Shop is heated with a Modine 75K BTU heater corn burner that includes a hopper-bin w/auger system. LP tank north of shop is 500 gal capacity. Shop also has a water heater and softener. The home is well maintained and nicely arranged with laundry & sink close to exterior door, and large kitchen/dining area with lots of birch cabinets. Dishwasher, microwave, oven and range are all built in. Refrigerator is included, along with R.O. water filter system installed in '05.

The main part of the home was built in 1964 and addition was built in 1996. All brand new exterior doors and storm doors, new windows, ABC Seamless Siding, new shingles and large wrap-around deck were completed in '96. Heat is a brand new propane forced air installed in 2010 along with central air installed in '05 (3T American Standard). Lower level walls are insulated w/3" fiberglass. Sellers own the 1,000 gallon LP tank and it is included. Estimated use is less than 650 gallons per year. There is a double detached garage with new shingles and new barn steel on the big hip-roof barn also updated in '96.

Septic System: New in '96, the drain tile pumps into septic tank automatically. Drain field expanded in 1985.

Water: There are 3 wells. 212' well SW of the home drilled in '95 with a 4" submersible pump that delivers excellent water. (It has an iron filter.) The well was re-worked in 2003 with new pipes and cylinder. The barn well west of the big barn has soft water and the pasture well has electricity to it serving three of five grazing cells.
