Legal Description: All of Section 15, and N1/2 Section 14 Township 145 North,
Range 76 West as described on abstract. Sale subject to Buyer honoring CRP contracts and
easements of record. Includes all oil, gas and mineral rights owned by Sellers.
Location: From Wing, ND at the Junction
of Hwy's 14 and 36, travel north on Hwy. 14 to 422nd Ave. NE. Turn west and travel 3 miles
west to 275th St. NE. Turn north and travel 7 miles north (road becomes 9th Ave SE when
you cross into Sheridan County) to the Southwest corner of the property. There is a
mailbox in the middle of the intersection. (see map) -

From the south side of McClusky at the junction of 4th St. NE and 5th Ave. NE, travel
south on 5th Ave. NE for 4 miles. Then go east on Main Street for 1 mile to 6th Ave. SE.
Turn south and travel 2 miles to 2nd St. SE, then east 3 miles to 9th Ave. SE which is the
Northwest corner of the property.

NOTE: A standard, perpetual U.S.
Fish and Wildlife Service Wetland Easement (WE) and Grassland Easement (GE) exists on the
property that restricts farming, but does not interfere with grazing. It can also be hayed
after July 15th. There are two CRP contracts. Both contracts expire Sept. 30, 2012.
Contract 640C is 197.9 acres at $24.45 per acre, and Contract 641Di 147.8 acres at $25.25
per acre. Both are practice CP-10. There is a CRP PLOTS agreement with ND Game and
Fish on the 345.7 acres of CRP whereby the Game and Fish made an upfront payment to the
owners at the time the CRP acres were planted. This CRP PLOTS agreement is effective until
Sept. 30, 2012 and can not be cancelled because of the payment made up front. There
is a companion Habitat PLOTS agreement on the remaining land not in CRP in Sec. 15
and that agreement also runs until 2012. The Habitat PLOTS agreement pays $3,410. each

There is a grazing lease on the N1/2 of Sec. 14 that runs through the 2012 grazing season.
The grazing lease payment is due on or becore February 15th of each year. This half
section also has WE and GE.

mentioned here and a record search in the courthouse is encouraged before a transaction is
made.
Real Estate Taxes: Taxes avg. $2.44 per
